Edwards advised on the redevelopment and repositioning of the former Marks & Spencer building into a best-in-class office scheme, setting a new benchmark for the Stockport and South Manchester office markets.
The 60,000 sq ft property was transformed into fully fitted and furnished workspace across the ground, first and second floors, offering flexible suites ranging from 2 to 84 desks.
Leveraging in-depth local market knowledge and a targeted leasing strategy, Edwards successfully let over 350 of the 475 desks within the first 18 months of launch, demonstrating strong demand and the effectiveness of the repositioning.

Edwards advised on the scheme from inception through to delivery, providing pre-development guidance on the CAT A refurbishment and subsequently recommending a transition to a fitted and furnished product to maximise market appeal. Appointed as sole retained agent post-completion, Edwards has led all leasing activity, securing a strong and diverse occupier mix including OCU Group, SpareRoom and Biffa, demonstrating the success of both the strategy and execution.
